Thanks to generous member donations and the MPOA’s reserve fund, progress on restoration work and implementation of the Park Plan Design has continued over the summer. Creating pathways and seating areas, installing permanent tables and bench seating, and additional landscaping such as dune and shade plantings are planned to complete the restoration.

The MPOA’s Board members have worked diligently to restore our community's cherished Beach Park. The cost of the significant repair and restoration work to date has depleted the MPOA’s reserve fund, which must be rebuilt to ensure the Beach Park’s long-term resilience. The lack of flood insurance options forces the MPOA to self-insure through this fund, which was critical to engaging with contractors immediately after the storm, ensuring a safe reopening two months after Ian's devastating surge.

To finish the restoration and rebuild the reserve fund, the Board has voted to implement a Beach Park Restoration Assessment of $500, which can be paid over two years ($250 per year for each of the 2024 and 2025 seasons) or in full now. Annual dues remain unchanged at $200. This assessment is necessary to ensure a fully restored Beach Park as an investment in The Moorings community's personal enjoyment and property values.

Existing MPOA Members:

For existing MPOA members, two options exist for renewing your membership in 2024. The $500 Beach Park Restoration Assessment can be paid half in 2024 and the other half in 2025 (Option 1 below), or the $500 Beach Park Restoration Assessment can be all paid in 2024 (Option 2 below).

New MPOA Members:

For new residents and new MPOA members, two options exist for renewing your membership in 2024. The $500 Beach Park Restoration Assessment can be paid half in 2024 and the other half in 2025 (Option 1 below), or the $500 Beach Park Restoration Assessment can be all paid in 2024 (Option 2 below).

Gold Members:

A small subset of MPOA members are Gold Members, who are “lifetime members” whose annual membership dues will be waived due to their historical purchase of a Gold Membership. To those members, the Beach Park Restoration Assessment applies, as it is not annual dues related and part of rebuilding the Beach Park. The $500 Beach Park Restoration Assessment can be paid half in 2024 and the other half in 2025 (Option 1 below), or the $500 Beach Park Restoration Assessment can be all paid in 2024 (Option 2 below).

Please allow up to 10 days for processing. After that, pick up your auto decal (and new barcode for your vehicle) from the attendant during regular beach park hours: 10 AM to 1-hour before sunset but no holidays. No notification will be sent to you.

Also, if you have a Renter, please complete the Renter Registration form (and incremental $500 payment) for each renter. This will need to be initiate through a separate transaction on the website (as we have enabled Express Checkout) throughout the site)

Quick Questions and Answers

Q. Will I pay the assessment if I don’t renew in 2024 but renew in a future year?

A: Yes. Members with a lapse in membership need to pay for any assessments that have been imposed during that lapse before they can reactivate their membership. The guidelines are as follows:

  • A current member does not renew in 2024 but does renew in 2025: The member would pay 2025 annual dues plus the $500 assessment

  • A current member does not renew in 2024 or 2025 but renews in 2026: After two consecutive years of non-renewal, the former member would be considered a “new member” in 2026 and would pay the $1,000 new member fee plus the annual dues.

Q: How does this assessment apply to new members?

A: New members in 2024 would pay the $1,000 new member fee, plus annual dues and the $500 assessment which is payable in full or over two years. New members in 2025 would pay the $1,000 new member fee, plus annual dues and a $250 assessment.
